The Kirkland Income Fund specializes in a niche type of lending investment: micro-balance commercial real estate loans, typically under $1 million each.

We focus on lending against commercial properties that generate or will generate income during the term of the loan to reduce the risk of default on our loans.

By lending only a conservative amount compared to the property's value and securing priority rights to the property in case of foreclosure, with the additional layer of the borrower’s personal guarantee, we are able to safeguard our investors' interests and principal.

Kirkland Capital loans contribute to the rehabilitation of middle-income affordable housing, making a positive social and environmental impact. In addition to building their own financial security, many of our borrowers transform rundown Class C apartments into Class B apartments that house vital community members such as teachers, nurses, and first responders.

We are also honored to back minority borrowers and those working to provide housing improvements in minority neighborhoods. Improvements to the quality of existing housing via renovation significantly boosts socioeconomic conditions such as employment and mental health. Renovation also has a positive environmental impact to greenhouse gases and carbon outlay compared to new construction.

 There are a lot of different types of property and development out there. Some are just a "no" due to higher risk, for example raw land or ground up development. Others such as mobile home parks have a lot of variables, and although they may not be "too tough to understand", those extra variables add additional risk.
