Why Invest in the Kirkland Income Fund
Why we did this.
Chris Carsley and Brock Freeman share the background story and why they started Kirkland Capital Group.
Why Invest in Real Estate Debt with the Kirkland Income Fund.
The Kirkland Income Fund specializes in a niche type of lending investment: micro-balance commercial real estate loans, typically under $1 million each.
These are often overlooked by other lenders due to the detailed work required, but our technology background enables us to efficiently manage these loans, providing a unique opportunity for our investors.
We focus on lending against commercial properties that generate or will generate income during the term of the loan to reduce the risk of default on our loans.
By lending only a conservative amount compared to the property's value and securing priority rights to the property in case of foreclosure, with the additional layer of the borrower’s personal guarantee, we are able to safeguard our investors' interests and principal.
Our investors are at the heart of everything we do. The Kirkland Income Fund was designed based on our extensive background in real estate and investment management, ensuring that our fees, expenses, compliance and operations are aligned with our investors' best interests.
We provide transparency into every investment, giving you the confidence to see where your money is going.
This is a stable, high-return fund that allows us to rest easy, knowing we're investing wisely for ourselves, our families and investors. It's like a solid house built of bricks, providing financial security and peace of mind.
Investor Focused.
Do Well and Do Good
Kirkland Capital loans contribute to the rehabilitation of middle-income affordable housing, making a positive social and environmental impact. In addition to building their own financial security, many of our borrowers transform rundown Class C apartments into Class B apartments that house vital community members such as teachers, nurses, and first responders.
We are also honored to back minority borrowers and those working to provide housing improvements in minority neighborhoods. Improvements to the quality of existing housing via renovation significantly boosts socioeconomic conditions such as employment and mental health. Renovation also has a positive environmental impact to greenhouse gases and carbon outlay compared to new construction.
It is with confidence that we label the Kirkland Income Fund family of investors a force that is generating positive social and environmental impact alongside a good financial return.

Our Philosophy on Funds Deployment.
“We have three baskets for investing: yes, no, and too tough to understand.”
— Charlie Munger, Poor Charlie's Almanack
There are a lot of different types of property and development out there. Some are just a "no" due to higher risk, for example raw land or ground up development. Others such as mobile home parks have a lot of variables, and although they may not be "too tough to understand", those extra variables add additional risk.
We only look at loans for commercial, income producing properties that have a considerable established market.
