Property Manager — Central Oregon
Field-based role. Must reside in the Central Oregon market.
What You Will Do
Be the Source of Local Truth
Know what is happening at the properties and in the market
Verify property conditions, completed work, vendor performance, and emerging issues
Share field observations and lessons that improve decisions and operating practices
Build Local Relationships
Build trusted relationships with residents, vendors, property owners, and others in the local real estate community
Resolve situations that require in-person judgment and local knowledge
Serve as KCG's trusted local representative within the market
Improve Property Performance
Recognize operational risks before they become larger problems
Maintain high standards for property condition, resident experience, and vendor performance
Find opportunities to improve occupancy, retention, operating effectiveness, and overall property performance
Grow KCG's Business in the Market
Develop and maintain relationships with property owners, investors, brokers, and other local real estate professionals
Identify and introduce prospective property owners, properties, and management opportunities to KCG
Help turn qualified opportunities into new asset and property management relationships
Share market intelligence, owner needs, and emerging opportunities with the team
Evaluate prospective owner and property relationships and provide recommendations based on local market knowledge
What You Will NOT Own
Unlike many traditional property management roles, you will not be responsible for:
Property accounting
Routine resident communication and administrative follow-up
Maintenance dispatch and coordination
Leasing administration
PM software administration
Legal and compliance administration
Administrative reporting and back-office workflows
This allows the Property Manager to spend more time at the properties, throughout the market, and working directly with residents, vendors, current owners, prospective clients, and the KCG team.
Who This Role Is For
This role is for someone who notices what others miss, asks questions when something does not make sense, and prefers direct observation over assumptions. People trust your judgment because you focus on facts, solve problems, and understand what is happening on the ground.
You take ownership of outcomes. When you see an issue, you investigate it. When you find a better way, you speak up. You are comfortable contributing to decisions and accepting accountability for the result.
You build trusted relationships naturally and are comfortable using those relationships to identify opportunities, introduce prospective property owners, and help grow the business. You are also comfortable using technology and learning new tools that improve how work gets done.
This role is not a good fit for someone who wants every decision made for them, prefers to remain focused only on assigned properties, or is uncomfortable being accountable for market growth.
Required Experience & Qualifications
5+ years of residential property management, property operations, or comparable field operations experience
Established professional relationships within the Central Oregon real estate community, including property owners, investors, brokers, contractors, or other local market participants
Valid driver's license, reliable transportation, and ability to travel throughout the assigned market
How Success Is Rewarded
Base pay provides stability. Additional compensation rewards strong execution, business performance, market growth, and improvements that create value over time.
Base Compensation
$55,000-$70,000
Final offer based on experience, operating capability, market knowledge, and overall fit.

The Role
We are hiring a Property Manager to serve as KCG's local execution leader within the Central Oregon market.
This is not a traditional property management role.
The Property Manager serves as KCG's local presence, helping ensure decisions are informed by what is actually happening at the properties and throughout the market.
While our systems, technology, and centralized teams handle many day-to-day workflows, the Property Manager provides what technology cannot: direct observation, local judgment, trusted relationships, firsthand knowledge of the market, and an established presence within the local real estate community.
Because this role is closest to the facts on the ground, we expect the Property Manager to provide informed recommendations, contribute to key decisions, improve property and business performance, and identify opportunities that support KCG's growth within the market.

You will work directly with asset owners and company leadership to improve both the properties and the business that operates them.
