Commercial Renovation Project Manager - Owner's Representative (Long-term/Full-time Opportunity)
100% Remote — work from your home office, with approximately 25% travel to project sites across the United States.What You Will Do
Project Planning, Bidding & Scheduling
Develop practical scopes of work based on property needs and renovation goals.
Help create project budgets using contractor pricing, bids, and field knowledge.
Solicit, review, compare, and negotiate subcontractor and vendor bids.
Build project schedules and coordinate sequencing across multiple trades.
Work with Asset Management and the Financial Analyst to align project plans with broader property objectives.
Renovation Project Management
Act as the primary day-to-day project manager for renovation projects.
Define scopes by trade and directly source, negotiate, and manage subcontractors.
Coordinate permits, inspections, site access, and project logistics.
Monitor progress, quality, safety, and contractor performance throughout the project lifecycle.
Identify issues early and drive solutions before they impact schedule or budget.
Budget, Change Orders & Contractor Management
Track project budgets against actual costs.
Review invoices, pay applications, and contractor requests.
Evaluate change orders for scope, pricing, necessity, and impact.
Escalate significant financial, contractual, or high-risk decisions for review while maintaining ownership of execution.
Maintain clear project documentation and reporting.
Owner's Representative Responsibilities
Review contractor schedules, budgets, and project progress.
Verify work completed before approving draws or payments.
Hold contractors accountable for scope, quality, schedules, and commitments.
Represent ownership's interests when working with outside contractors, consultants, or development partners.
Project Closeout & Handoff
Drive punch-list completion and final quality verification.
Ensure collection of warranties, manuals, and as-built documents.
Prepare projects for smooth handoff into ongoing operations.
Capture lessons learned and process improvements for future projects.
About You
This role is designed for someone who enjoys building projects, solving problems, coordinating contractors, and taking ownership of getting work completed.
Required Experience & Capabilities
5+ years of hands-on experience managing commercial renovation projects, such as multifamily, office, retail, industrial, or similar commercial properties.
Several years operating at the Project Manager level, with responsibility for budgets, schedules, subcontractor coordination, change orders, and field outcomes.
Strong understanding of multi-trade coordination, phasing, bidding, scheduling, and renovation execution.
Proven ability to manage contractor pricing, compare bids, track costs, and keep projects moving.
Formal construction management education is not required. We value demonstrated project execution experience, field judgment, trade coordination, and ownership more highly than academic credentials.

Compensation & Benefits
We are looking for someone who wants to build a career, not just hold a position.
The compensation structure for this role is designed to reward performance, accountability, and results. The right person will have a meaningful opportunity to increase their income as they consistently deliver successful projects and take on greater responsibility.
Base salary: $95,000 – $120,000
Performance-based bonus: Designed to reward project execution, budget discipline, quality, communication, and problem-solving.
Target total compensation for high performers: Approximately 20%–40% above base salary over time, depending on results and level of responsibility.
Fully remote role with flexible hours.
Approximately 25% travel to project sites.
Travel costs and required site-related expenses covered.

This is not a role where compensation is capped at the starting salary range. As project size, responsibility, and impact grow, compensation and bonus opportunities are expected to grow as well.

The Role
We are hiring a Commercial Renovation Project Manager - Owner's Representative to plan, bid, schedule, coordinate, and execute commercial renovation projects across our portfolio.
We are looking for a practical construction operator—someone who understands how work gets built, can coordinate multiple trades, and is willing to get close to the details when needed.
If you are currently managing projects for a contractor and want to work directly inside a commercial real estate company instead of for a contractor, this role is designed for you.
The day-to-day work will feel familiar: scopes of work, budgets, bids, subcontractors, schedules, inspections, change orders, and solving problems in the field. The difference is that you'll be doing it from inside the company making the decisions rather than from the contractor side reacting to them. You'll work directly with the people deciding which projects move forward, how budgets are spent, which contractors get hired, and how properties are improved over time.
